Frequently asked questions
- What is PITI?
- PITI stands for principal, interest, taxes and insurance — the four parts of a typical monthly mortgage payment. Lenders usually look at the whole PITI figure, not just principal and interest, when they size a loan.
- Why is this estimate different from a quote I received?
- A lender quote reflects your credit profile, the loan program, points, mortgage insurance and the exact tax and insurance figures for the property. This calculator uses only the numbers you enter. Results are estimates for planning only, not financial advice, a credit decision, or an offer of credit. A loan officer can confirm the numbers that apply to you.
- Does the payment include mortgage insurance or HOA dues?
- No. Add those separately if they apply. Conventional loans with less than 20% down generally carry private mortgage insurance, and condos or planned communities often have association dues.
