Max Loan Amount

Maximum Loan Amount calculator determines the highest loan amount you can qualify for based on your monthly income, existing debts, estimated interest rate, and your desired debt-to-income (DTI) ratio. Adjust the DTI percentage to match different loan program requirements (typically 36-50%). The calculator determines the maximum payment you can afford, then works backwards to determine the loan amount.

Illustrative example only. Actual payment depends on rate, credit approval, taxes, and insurance. Not a commitment to lend.

Frequently asked questions

How does the calculator decide how much I can borrow?
It multiplies your gross monthly income by the DTI limit you enter, subtracts your existing monthly debts, and treats the remainder as the maximum monthly principal-and-interest payment. That payment is converted to a loan amount at the rate and term you chose. Taxes, insurance and mortgage insurance would reduce the result.
Which DTI limit should I use?
The default of 45% is a common ceiling for conventional programs, but limits differ by program and lender, and some non-QM programs do not use DTI at all. Try a few values to see the range. Results are estimates for planning only, not financial advice, a credit decision, or an offer of credit. A loan officer can confirm the numbers that apply to you.
