Loan Program Finder
This guided self-assessment walks through the questions a loan officer asks first: what you are buying, your credit range, how you earn, what you have saved and what you owe. It compares your answers with general program guidelines and shows which programs you may fit, which are borderline, and why. It is not a credit decision, an application or an offer of credit; only a lender can tell you what you qualify for.

Frequently asked questions
- Is this a credit check or an application?
- No. Nothing is pulled, stored or sent to a lender. The finder runs entirely in your browser against general program guidelines and shows a direction, not a decision.
- Which programs does it cover?
- Conventional, FHA, VA, USDA, Jumbo, HomeReady, Home Possible, DSCR, Bank Statement, 1099 / WVOE, P&L Only, Asset Depletion. Each program is shown as an Eligible Match, a Potential Match, or Unlikely, with the reason.
- Why might a lender reach a different conclusion?
- Lenders apply their own overlays, verify documents, and weigh compensating factors the finder cannot see. Treat the result as a starting point for a conversation with a loan officer. Results are estimates for planning only, not financial advice, a credit decision, or an offer of credit. A loan officer can confirm the numbers that apply to you.

The Loan Officer is a loan-matching marketplace, not a lender or mortgage broker. It does not set rates, make credit decisions, or originate loans. Equal Housing Opportunity.
